While it is not possible to get to know the heart and soul of a realtor before signing on with him or her, there a few questions you need to ask that will help you determine whether or not you are placing your faith in the right person for the job.
How Much Experience Does the Realtor Have?
This is good to know whether you are buying residential or commercial property. There is no law that says a new or inexperienced realtor can't do a good job, and they must cut their teeth somewhere, but experience is a wonderful teacher. Do you want to be the transaction they are cutting their teeth on, or the one they come into with the wisdom and knowledge to close the deal properly?
Does the Realtor Specialize?
There are different types of realtors. Some are general realtors and are qualified to handle all kinds of property transactions. They are 'Jacks of all trades.' The downside is that they are masters of none. If you are serious about commercial real estate investment, it is worth your time to find a realtor who specializes in the field. You wouldn't go to a general doctor to treat bone cancer. Why go to a general realtor for a property that may represent your future security?
In addition to asking these questions you should also ask around and check on the reputation of your realtor among those who invest in commercial real estate. You want to find a realtor who is bright, thinks fast on his or her feet, is dedicated to closing the deal, and knows the ins and outs of commercial property investing in your local area.
